The Real Estate team aim for around 1 day a week in the London office and 1 day a fortnight in the Bracknell office to connect and to attend key meetings. 

About the role:

The word ‘Property’ can mean different things to different people; it can be the place where you live, the land that you own or even the things that belong to you.

It is no different, here at the John Lewis Partnership, in fact we have a team whose responsibility it is to manage our ‘property’ and work across three core categories; Real Estate (management of our shops and other business critical buildings), Construction & Design (the creation of plans of design for the property that we currently or aspire to own) and Facilities (management of the services within our property). The way these teams operate are vital to the success of the Partnership and it is not wrong to say that our future lies very much in their hands.

Key responsibilities: 

To support our existing property estate, we’re looking to recruit an experienced Real Estate Manager into our Real Estate function. The team itself is responsible for managing the Partnership's real estate assets which touch across many different property sectors, Retail and Non Retail/Trading, with the latter covering a portfolio of Office, Distribution, Residential, Land and Leisure and a separate small third party Sublet estate.  

The available role is within the Waitrose retail surveying team and will be responsible for large rent & service charge liabilities, the expectation in Real Estate is to mitigate uplifts in costs, renew our leases with competitive terms, negotiating rent reviews, mitigating uplifts in service charge and general day to day management of the shops.  

What could you be doing?

· 
Managing a regional portfolio of retail assets for Waitrose to include lease events, rent reviews, service charge challenges, property management.

· 
Supporting the Senior Portfolio Manager in strategic priorities including disposals, right sizing, relocations and asset valuation. 

· 
Driving additional value and income through asset optimisation via development, subletting or achieving operational benefits.

· 
Managing annual property valuations to support the financial obligations of the overall portfolio.

· 
Extensive external engagement working with landlords, landowners, property agents, statutory bodies alongside internal colleagues across Property, Legal, Finance, Construction and the Waitrose retail team. 

· 
Making recommendations on opportunities to create value, save cost and improve performance and be able to confidently present recommendations to senior stakeholders and secure approval.

· 
Delivering property P&L savings for the region, to include service charge, rent as well as providing accurate budgeting. 

· 
You will be expected to travel to branches as appropriate.

Essential skills you’ll need: 

· 
Commercial RICS accreditation is preferable although not essential.

· 
Relevant qualification in estate/asset management or equivalent.

· 
A thorough understanding of Commercial Landlord and Tenant law.

· 
Experience in managing lease events, rent reviews and service charge disputes. 

· 
Experience in property valuation & reviewing financial appraisals.
