National Real Estate & Facilities Manager

Work location: 11th Floor, Vincom Center, 72 Le Thanh Ton Street, Ben Nghe Ward, District 1, HCM City, Vietnam



Job description

·  To manage real estate projects and lease renewals.
·  To manage facilities pro-actively on a day to day basis, enhancing vendor management, etc. and ensuring that all processes are followed, KPI's and safety
requirements are met and exceeded.
·  To drive sustainability solutions per site in Vietnam, enable cost savings and well maintained facilities along with cost savings.

Your tasks and responsibilities

Real Estate (RE):

·  Drive and implement real estate projects based on business needs.
·  Scope, procure and implement retro-fit / additions and alteration projects as per customer requirements under approved budget.
·  Refurbishments/reconfiguration of existing offices and fit-out of new offices as required.
·  Enhance and Maintain RE database quality.
·  Pro-actively manage leases – renewals and terminations, maintain lease records and negotiate with
landlord on T&C's.
·  Contribute to the Business Investment Approval (BIA) process and request approvals as per Code of Conduct.
·  Drive search for new locations directly or with external support from brokers, etc.
·  Develop/ check specifications for new or existing buildings to be leased or developed by Kuehne + Nagel
·  Drive build-to-suit projects in the country

Facilities Management (FM):

·  Drive and implement sustainability projects (LED, photo voltaic, others…) per site.
·  Promote & Maintain Sustainability Certifications for key locations.
·  Run FM tender and procurement process.
·  Implement Computer Aided Facility Management (CAFM) and ensure data is correctly and completely reported.
·  Drive cost savings with continuous improvements under FM.
·  Data Management.
·  Ensure Authority & Operational Compliance is achieved and maintained (Licensing &
Certifications). Manage the services and processes that ensure the upkeep of the facilities of all the sites.
·  Implement & oversee FM services (soft and hard services) to leased and owned premises, with key
focus on critical customer requirements and expectations including but not limited to building and grounds maintenance, cleaning, pest control, landscaping, security, waste management, facility requirements for dangerous goods storage and handling, management of M&E contractors, etc.
·  Plan, coordinate and implement Planned Preventive Maintenance (PPM) & Servicing schedules as well as define and monitor reactive
maintenance activates closely.
·  Interact with Kuehne + Nagel Finance teams and ensure related processes and approvals are closely
coordinated.
·  Interact with Kuehne + Nagel QSHE to ensure security, health and safety is.
·  Closely interact with Kuehne + Nagel IT in regards to their planning and implementation of utilities and communications infrastructure and any other special projects.
·  Regular reporting.

Your skills and experience

·  Bachelor degree in Engineering (Electrical, Mechanical) or related area
·  Certificate or training in CAFM
·  2 - 5 years of experience in project management
·  At least 02 years of experience the similar role in 3PL
·  Real Estate experience
·  Facilities management experience
·  Knowledge in CAFM systems in the recent past
·  Negotiation skill
·  Flexible, Proactive & Assertive
·  Self-dependent with good communication and organizational skills with a strong “can do” attitude
·  Organized, Analytical and Result Orientated
·  Capacity to coordinate well with colleagues, contractors and stakeholders
·  Ability to communicate Vietnamese and English fluently
·  Willing to work overtime to meet customers' request
