Job description

Key tasks

Key Responsibilities :

1. Manage the portfolio of property assets :
- Propose and implement the property strategy for his/her hotel portfolio: asset acquisition / disposal / maintenance using the AMAP (Asset Management Action Plan),
- Drive and execute: (i) the Asset Management Plan – from investor teasing to closing -, (ii) the leasehold assets restructuring plan (early termination, renegotiation and renewal) - and (iii) purchasing premises in collaboration with the relevant AccorInvest departments,
- Assist AccorInvest's development and acquisition operations
- Manage the integration of newly acquired hotels in partnership with the Manager's representative,
- Work in collaboration with internal departments (technical, legal and financial…) to drive the implementation of the real-estate strategy and ensure a consistent understanding of the stakes and any potential issues,
- Steer relations with the leaseholders, ensuring respect of the lease agreement
- Maintain and develop knowledge of the markets, of current and future competition in the segment ie: local market trends, mid-term plan for local authorities (local urbanisation plans)….
- Develop a local network of key stakeholders (local authorities, …)

2. Capex and MCI Management

- Work in collaboration with the Manager to develop a hotel renovation plan
- Validate the Capex FF&E and MCI (Major Capital Investment) budgets
- Coordinate implementation of MCI together with AccorInvest's Technical teams and the Property Manager's representatives

3. Execution of the management contract :

- Responsible for the due application of management contracts within his/her portfolio
- Proactively manage the AccorInvest / AccorHotels relationship and ensure good communications between the owner (whom he/she represents), AccorHotels' operational teams and the General Manager by means of regular meetings (monthly or quarterly, according to need).

4. Budget and performance

- Validate annual operational budgets (turnover, GOP, training…) as proposed by the Property Manager
- Lead and coordinate performance reviews with the AccorHotels representative
- Audit and track the Manager's performance within his/her scope of hotels

5. Talent and Culture:

- Monitor the suitability of General Manager profiles and competencies in line with hotel needs, with the support of regional AccorInvest T&C:
- Validate the Manager's proposals regarding candidates for the role of General Manager, packages and objectives
- Discuss and exchange with the DOM about the General Manager's annual performance review results
- Validate the STIP figure, salary reviews and development plans as proposed by the Property Manager
- Provide regular feedback to the General Manager about implementation and involvement in property related issues (renovation, capex, ...) and hotel performance, particularly at the monthly or quarterly meetings

Number of hotels: 20 to 25
GAV asset portfolio under management: c. £100m

Essential and optional requirements

The successful candidate will have the following:

- Masters/MBA in Finance/Real-Estate/Law
- 3-5 years' experience in a similar role, or in a Technical/Legal/Financial & Cost Control Department
- Knowledge/operational experience of hospitality/hotel real-estate would be an advantage
- Strong knowledge of general financial principles in business (P&L, analysis, cash-flow...)
- Strong knowledge of driving acquisitions and selling property assets
- At ease with legal, financial and real-estate issues
- Ability to drive projects and encourage collaboration between parties with different areas of expertise
- Solid analytical skills and ability to take a global view
- Ability to persuade, influence and negotiate as well as demonstrate excellent interpersonal skills.
