Created in Paris in 2017, Colonies designs and operates housing buildings located in large cities.
Our places are fully furnished and equipped, mixing private studios for intimacy and common spaces for sharing. Our offer is all-inclusive to make sure our tenants can focus on what really matters to them. Moving to a new place can be challenging and intimidating, which is why we foster community through regular events and activities.

After raising €41 million with investors such as Idinvest Partners, Global Founders Capital, Kima Ventures and Financière Saint James, Colonies is accelerating its growth and will start launching developments and operations across Continental European markets with a focus on Germany, Benelux and Switzerland.

Job Description

WHAT WOULD YOU BE IN CHARGE OF? 💼

The Asset Manager is responsible for the profitability of a portfolio of residences (net margin / unit) and the value creation strategy over the duration of the lease (or management contract). The Asset Manager designs and implements business plans to maximize revenues while minimizing charges over time.

Constantly switching from short-term to long-term vision, the Asset Manager ensures that financial and customer success come together. In this regard, he/she coordinates all the teams involved, both internally (Architecture & Design, Project Management, Experience, Acquisition, Facility Management, Finance, Product) and externally (legal, accounting, etc.).

The Asset Manager takes ownership of new residences from handover date :
For Houses, the Asset Manager will first focus on coordinating the different teams involved to ensure successful delivery of initial works and opening, according to objectives (margin per unit, delay, costs, product quality, etc.) ;
For Large Buildings and Houses, after opening, the Asset Manager will ensure lasting performance is delivered and identify and activate relevant value creation opportunities (improvement, extensions, add-ons, etc.).

In our fast growing company, you will be the first member of the Asset Management team that will grow along with our portfolio of operations.
Reporting to the Group Head of Execution, you will actively contribute to the implementation of new tools, processes and to the general set-up of the teal.

WHAT WOULD YOUR MAIN MISSIONS BE? 🎯

·  Establish annual objectives through a detailed action plan and budget per residence
·  Delegates, coordinates and arbitrates the actions of the different teams involved on yearly performance :
·  Acquisition : occupancy, speed of reletting, average price, etc.
·  Customer care : NPS, rotation rate, etc.
·  Facility Management : control of charges, and strict application of regulations
·  Accounting / Tech : invoicing, recovering and financial reports
·  Marketing : branding of the residence / communication / awareness
·  Project Management : initial refurbishment / set-up works, further renovation and extension in the course of the contract
·  Architecture : improvement of layouts, design selection and implementation
·  Monitor performance on a quarterly basis (houses) and is accountable for end-year results
·  Establish asset strategy on a yearly basis based on careful SWOT assessment (restructuring needs, renewal strategy, repositioning, additional works, replacements, improvements, etc.)
·  Ensure longevity of Colonies operations thanks to a careful follow-up of contractual commitments and obligations with Landlord / renegotiate if need be
·  Establish recommendations for Expansion Priorities
·  Represent Colonies to landlord and local authorities

The job requires both analytical and operational skills with a strong leadership to coordinate teams involved:

·  Excellent understanding of Colonies model : P&L, valuation, etc.
·  Method and rigor to provide clear and accurate data

·  The Asset Manager is hands-on and shows the way when need be

Your background:

·  Graduated from a business or engineering school (5+ years)
·  3 to 6 years experience in RE Asset Management or Investment
·  A good understanding of Real Estate industry, lease / management contract mechanism and P&L will be much appreciated

We are vertically integrated. Everything is made in-house by a community of 60 doers! We source properties, design co-living spaces, supervise the rehabilitation/construction work, rent the rooms and take care of the daily operations to ensure the most enjoyable experience to our tenants.

We are growing at a fast pace to support the opening of a new house every two weeks. As a matter of fact, the number of rooms will be multiplied by 10 in the 18 coming months.

Does it work? Yes, today all our rooms are rented even before the rehabilitation/construction work is over.
