Role Summary

The Hotel Renovation Project Manager is responsible for the overall planning, execution, and control of the hotel renovation project from inception to closeout. The goal is to ensure the project is delivered on time, within budget, to the defined scope, and meets the required quality and brand standards, while effectively managing all stakeholders.

Key Responsibilities

1. Project Planning and Strategy

• Scope Definition: Collaborate with hotel ownership, designers, architects, and brand representatives to clearly define the project Scope of Work (SOW) and measurable Objectives.
• Budget Management: Develop, monitor, and control the total project budget, including cost estimation, expenditure approval, and financial risk mitigation.
• Scheduling: Create and maintain a detailed project Schedule, defining the critical path, task dependencies, and key milestones.
• Procurement: Oversee the selection, bidding, and contracting process for general contractors, specialized vendors, and key suppliers.

2. Execution and Quality Control

• On-Site Management: Provide rigorous on-site supervision to ensure construction activities strictly adhere to the design specifications, building codes, safety regulations, and quality standards.
• Change Management: Evaluate, document, and manage all Change Orders, clearly communicating the impact on the budget and schedule to stakeholders.
• Risk Management: Proactively identify, track, and mitigate potential risks that could impact project success (e.g., material delays, unforeseen site conditions, or technical issues).
• Occupancy Management: (Crucial for live renovations) Strategize and manage the phased renovation approach to minimize disruption to ongoing hotel operations and guest experience.

3. Stakeholder Communication and Reporting

• Primary Liaison: Serve as the main point of contact between the construction team, design professionals, and the hotel's operating staff.
• Meetings & Reports: Conduct regular project meetings and prepare comprehensive progress reports, highlighting achieved milestones, potential issues, and forecast completion dates.
• Contractor Management: Manage contractor performance and quality, ensuring contractual obligations are met throughout the project lifecycle.

4. Project Closeout

• Final Inspection: Conduct detailed Punch List inspections and ensure all deficiencies are corrected promptly.
• Handover: Manage the formal project handover process, including the submission of all required documentation (e.g., as-built drawings, warranties, and operation manuals).
• Evaluation: Conduct a post-project review to document lessons learned and finalize all project accounts.

Desired profile

Qualifications :

·  Bachelor's Degree in Civil Engineering, Architecture, Construction Management,
Electrical Engineering, Mechanical Engineering or a related field.
·  3 - 5 years of progressive experience in managing large scale construction or
renovation projects
·  Proven experience in hotel/hospitality renovation projects is highly preferred.
·  Familiarity with Project Management methodologies (e.g., PMP/PMI)
·  Strong understanding of construction drawings, building materials, and quality
assurance processes
·  Demonstrated ability to lead, motivate, and manage multidisciplinary teams and
resolve conflicts effectively under pressure
·  Excellent written and verbal communication skills in English (and local language,
if applicable) for interacting with international stakeholders
·  Competency in project management software (e.g., MS Project, Primavera) and
standard design software (e.g., AutoCAD)
·  Strong ability to manage budgets and track financial performance
