DESCRIPTION & REQUIREMENTS:

Position Overview:

This position is responsible for the leadership, management and administration of the global workplace Furniture, Fixtures & Equipment Asset Management Program in partnership with managers within the Global Workplace Solutions & Operations (GWSO) team.  The FF&E Manager manages furniture, fixture, and equipment coordination for projects, coordinates the acquisition of furniture, fixtures and equipment and is responsible for managing the assets to include write-offs and disposal of assets. In addition, the Manager furnishes architects, engineers, project managers and contractors with necessary information to properly prepare for and install furniture, fixtures and equipment.

This individual will manage the operations and operating expenses for warehouse labor and operations to place, store, and remove assets from the warehouse.  This role is responsible for overseeing and managing the lifecycle tool and will work with GWSO managers to plan the furniture, fixture and equipment capital needs.

•             Asset  Management  manage the end-to-end process for planning, acquiring, managing and disposing of assets; cost development – using existing inventory or through the open furniture market, scheduling, defining and aligning delivery / installation services).  Oversees activities for a timely installation of furniture and equipment.

•             Decommissioning - leading the management of all asset inventory processes during the decommissioning of space.

•             Warehouse Management -management of the warehouse operations and inventory control, influence depreciation and asset ledger for disposal / transfer of assets,

•             Administration - vendor contracts, PO’s, invoices, input to monthly budget management/rolling estimates, business plan input and capital / opex / depreciation management. Serve as liaison between GWSO and Project Manager /Architect regarding furniture, fixtures and equipment coordination.  Review plans and specification information for FF&E to ensure proper coordination

FINANCIAL/ JOB SCOPE:

Accountable for creative and/or innovative methods of furniture and fixture procurement in secondary markets to create savings in Capital expenditures.  Lead inventory, warehousing, and redeployment of surplus assets results that focus on significant annual Capital savings, while controlling operating costs across the system annually.

•             Fulfills furniture, equipment and fixture requests from WP Strategy and Project Managers by communicating, negotiating, and collaborating across the GWSO team and with internal and external customers and business partners.. 

•             Understands furniture asset interface with A/V,soft/hard telephones, reception and mail functions, data cabling, docking stations, maintenance requirements and procedures, and communicates effectively to develop solutions based on client needs. 

•             Partners with Workplace Strategy to fulfil the needs outlined by that part of the GWSO organization.

•             Develops scalable and innovative approaches for dissemination of information within GWSO and other associates in TCCC for available asset inventory. 

•             Manages off site storage facilities for furniture assets and redeployment process of assets.

•             Manages change and communication through client channels for all phases of each project.

•             At times, this job must develop new approaches to solve problems related to facilities management, particularly related to the management of the Furniture, Fixture & Equipment Asset Management Program.

•             Assess condition of and usability of surplus inventory prior to storage and redeployment.

•             Evaluates current and future use of surplus inventory per client needs and requests.

•             Determines need and sources for furniture, fixture & equipment requirements when surplus furniture is not available from inventory.

•             Researches, assesses and procures new and / or used furniture, fixtures and equipment on the market.

•             Recommends, influences GWSO & clients, and makes decisions related to surplus assets and redeployment.

•             Uses judgment to influence asset purchases or selections for field locations as requested by clients,

•             Develop innovation/ideas to improve productivity and customer service functions.

•             Optimize technology by researching solutions for business needs through computer aided facility management tools, especially in areas of asset management.

Preferred: Bachelor’s degree in Engineering, Architecture or Interior Design

Working knowledge of office furniture design, installation, general maintenance and repairs.

•             Five years in furniture, fixture & equipment planning including two years in furniture field

•             Two years of supervisory/leadership experience

•             Knowledge and ability to read and interpret construction blueprints, plans, specifications and schematics

•             Experience in lifecycle planning

Ability to lift and/or move with appropriate equipment up to 50 lbs. There is lifting daily and must be able to crawl, bend and climb.  Transporting various size packages, parts and tools all around main campus and off campus.
