Job description

Negotiates leases, rent reviews, property acquisitions and disposals. Designs, develops and project manages future facilities needs.

As a lease administrator you will be responsible for the day to day administration of Oracle*s lease and sublease contracts. This involves the maintenance of lease data, payment of rent and operating expenses, and the implementation of new leases associated with M and A activities. Conducts audits of payments against lease provisions to ensure SOX compliance and expense control. Communicates with landlords and facility managers as needed.

Duties and tasks are standard with some variation; displays understanding of roles, processes and procedures. Performs moderately complex problem solving with assistance and guidance in understanding and applying company policies and processes. BS degree or equivalent experience relevant to functional area. Prefer 2 years of experience.

Real Estate Portfolio Administration provides support, space administration, fixed asset management, lease and sublease administration and reporting for Oracle's global real estate portfolio.

Real Estate Portfolio Administration's overall objective is to provide consistent, accurate, and timely site and portfolio information to ensure real estate costs and space are managed and allocated efficiently and effectively.

Brief Description
This position is a lease administration position assisting with Oracle's global real estate lease portfolio and more specifically handling a North America portfolio. While the initial assignment is for the North America portfolio, we are global organization; therefore the geographical region assignments are subject to change.

Detailed Description:
As a lease administrator you will be responsible for the day to day administration of Oracle's lease contracts. This involves the entry and maintenance of lease data, lease abstraction, managing critical dates payment of rent, operating expenses, and other lease related payments as well as the implementation of new leases and leases associated with mergers & acquisition activity into Oracle's proprietary software application. You will also collaborate with the sublease administrator for subleases in your geographical region, and assisting with facility sharing agreements between Oracle subsidiaries.

This position is responsible for conducting audits of payments against lease provisions to ensure SOX compliance and expense control. Communicating with landlords, project managers and facility managers as needed. Supporting all groups within Oracle's Global Real Estate Organization, Accounts Payable, and Finance. Working with multiple currencies and the ability to adapt to different industry standards for real estate markets around the world. Abstracting from translated leases and abstracts. Utilizing translation websites to assist with translation when necessary. Gathering and auditing data from your geographical regions for internal and external business reporting on a monthly, quarterly and annual basis.

Preferred Qualifications:
BA/BS degree and 2-3 years Lease Administrator or Real Estate Portfolio/Property Administrator experience. Multi-task oriented. High degree of organization; ability to prioritize tasks. Strong financial analysis skills and/or accounts payable history. Excellent communication skills, written and verbal. Attention to detail. Problem solving skills. Self Starter Attitude. Resourcefulness. Extensive computer experience, especially Excel and Word.
