JOB SUMMARY                                                                               

Manages all engineering/maintenance operations, including maintaining the building and plant with particular attention towards safety, security, and asset protection.  Accountable for managing the departmental budget, capital expenditure projects and preventative maintenance program as well as managing reactive maintenance tasks.  Responsible for maintaining regulatory compliance.

CANDIDATE PROFILE 

Experience/Education: 

·  High school diploma; 4 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.

OR

·  2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 2 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.
·  Good level of English essential

Skills and Knowledge:

·  Strong communication skills (verbal, listening, writing)
·  Technical understanding of different skills sets performed with the department, of the equipment in hotel and of the legal compliance. 
·  Personable and people orientated demeanor

SPECIFIC TASKS 

The following are specific responsibilities and contributions critical to the successful performance of the position:

Managing Engineering Operations:

·  Manages the day-to-day operations of the Engineering department. 
·  When required, assists in managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, electrical and life safety systems.
·  Maintains and operates equipment at optimum effectiveness, efficiency, and safety.
·  Establishes and manages an effective rooms maintenance program.
·  Ensures compliance with all Engineering departmental policies, standards, regulatory and legal compliance.
·  Manages department's controllable expenses to achieve or exceed budgeted goals.
·  Purchase new equipment, supplies, and furnishing to maintain PAR levels in line with monthly budgets. 
·  Inspect and evaluate the physical condition of facilities to determine the type of work required. 
·  Maintain regular communication with Director of Engineering, keeping them up to date with any issues and ongoing work. Make recommendations for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment.
·  Source and develop strong working relationships with local and national contractors.
·  Strive to become property and building expert. 
·  Supports the Multi-Property Director of Engineering to drive efficiency initiatives across the hotel. 
·  Ensures all equipment is handled, stored, and used correctly and safely. Protect company tools, equipment, machines, or other assets in accordance with company policies and procedures and fosters an environment where the team does the same. 

 

Maintaining Property Standards:

·  Maintains accurate logs and records as required.
·  Assists in effectively planning, scheduling, and evaluating preventative maintenance programs.
·  Work with the Director of Engineering to plan maintenance work and larger projects. 
·  Maintains a close working relationship with the Front Desk and Housekeeping team to ensure guest maintenance issues are rectified as soon as possible and the rooms and services are available for guests. 
·  Helps ensure regulatory compliance and safety standards including water safety, mechanical safety, electrical safety, and fire life safety systems.

 

Providing Exceptional Customer Service:

·  Handles guest problems and complaints effectively.
·  Reviews comment cards, guest satisfaction results and other data to identify areas of improvement.
·  Plans property work to maximize customer satisfaction and ensuring budgets are met. 
·  Empowers employees to provide excellent customer service and ensure they know what to do when dealing with customers. 
·  Displays leadership in guest hospitality by exemplifying excellent customer service and creating a positive atmosphere for guest relations.
·  Performs daily property inspections to ensure buildings and grounds are maintained in excellent condition.

 

Managing Profitability:

·  Understands the impact of department's operation on the overall property financial goals; educates staff on details as appropriate.
·  Monitors and manages the payroll function.
·  Manages department's controllable expenses to achieve or exceed budgeted goals.
·  Hires operational team members who demonstrate strong functional expertise, recognizing talent, to meet the business needs of the operation.
·  Ensures on-going communication occurs in all areas of responsibility to create awareness of business objectives, awareness of expectations and recognition of exemplary performance.

 

Associate Relations:

·  Provides feedback to employees based on observation of service behaviors.
·  Ensures that regular on-going communication takes place throughout the engineering operation to communicate daily operations activities, set expectations and create awareness of business objectives.
·  Ensures employees are treated fairly and equitably.
·  Utilizes employee feedback and an “open door” policy to identify and address employee problems or concerns in a timely manner.
·  Celebrates successes by publicly recognizing the contributions of team members.
·  Brings issues to the attention of Human Resources as necessary.
·  Provides guidance and direction to subordinates, including setting performance standards, performance goals and monitoring performance.
·  Provides ongoing coaching and training where required. 
·  Conducts annual performance appraisal with direct reports.
·  Motivates and fosters associate commitment to providing excellent service.

 

SAFETY AND SECURITY

·  To adhere to COSHH safety standards and champion the safe and correct use of chemicals throughout the department.
·  Wear the necessary personal protective equipment depending on the task you are undertaking. 
·  To promote awareness of health and safety. For example, fire alert points, exits, fire extinguishers, trip hazards, wet floor signs etc.
·  To ‘clean as you go’ to ensure a clean and tidy work area.
·  Follow company and department safety and security policies and procedures to ensure a clean, safe, and secure environment for other team members and guests. 
·  Report accidents, injuries, and unsafe work conditions to manager; and complete safety training and certifications.
·  Employ correct lifting procedures to avoid injury.
·  Protect the privacy and security of guests and your co-workers.

 

OTHER

·  To carry out any other duty/function that may be assigned by Multi-Property Director of Engineering or Executive Committee member. Provide ongoing support to the Multi-Director of Engineering.
·  To maintain a high standard of grooming, hygiene, and uniform standards ensuring that your name badge worn. 
·  Support all co-workers and treat them with dignity and respect.
·  Develop and maintain positive and productive working relationships with other employees and departments.
·  Complies with Marriott International Hotels Limited regional office and hotel policies and procedures.
