About the role

Our Build to Rent team at the John Lewis Partnership is growing, with the addition of our fourth site in Stratford! As the General Manager, you will oversee the overall experience for all stakeholders linked to the Build to Rent (BTR) site.

Your role involves managing the finances of the development, ensuring services align with the business plan and investor expectations.

Your responsibilities include surpassing customer expectations, enhancing the resident experience, and promoting the John Lewis Build to Rent brand through communication and events. You will provide insights to the BTR Operations team, engage residents, and foster lease renewals by maintaining an engaging atmosphere.

Managing building operations, ensuring compliance, overseeing maintenance, and proposing enhancements are key aspects of your role. Collaborating with on-site Partners, you will uphold high standards for apartments and communal areas. Guiding and supervising on-site Partners to enhance efficiency, service quality, and personal development is crucial for delivering exceptional service.

Expected salary - £44,600 - £50,000 (dependent on experience). 

· 
Contract type - This position is a permanent contract.

· 
Location - This role will be based at our Build to Rent site in Stratford, London, not at our John Lewis store in Stratford.

· 
Working pattern - This role will work 37.5 hours per week, Monday - Friday. Evening/weekend working may be required from time to time to support the needs of the business.

· 
This role will require you on occasion to be on call during which time you will need to be flexible in response to any call outs. On call hours will be agreed with you in advance and guidance regarding on call time will be provided.

Key responsibilities

· 
Leading the delivery of high quality customer service and resident engagement including complaint and dispute resolution in a timely manner.

· 
Responsibility for all Health & Safety and Statutory compliance on site including implementing and refreshing a fire strategy to agreed protocols.

· 
Overall responsibility for operations and service delivery on site, maintaining the highest levels consistently.

· 
Input on all marketing strategies and channels to achieve maximum return and leverage.

· 
Managing and meeting agreed development budget targets, exerting budget control including identification of opportunities for additional or enhanced income streams, cost efficiencies, budget savings and value add. 

Essential skills/experience you’ll need

· 
Sufficient experience in a residential related asset or property management position is essential – PRS, BTR, PBSA etc

· 
Experience operating in a commercial environment including budget responsibility

· 
Ability to use initiative, self motivate and work with minimal supervision

· 
Good knowledge and previous experience of residential property repair and refurbishment.

· 
A hands on attitude

Desirable skills/experience you may have

· 
Strong leadership skills with evidence of managing and supporting teams, including training, recruitment and performance management

· 
ARLA/Propertymark qualified, if not already qualified, commitment to becoming qualified within 6 months
