Utilities Supervisor

The Utilities Supervisor will support the hard service manager in ensuring that the client’ buildings are well maintained and maintenance issues are addressed.  Additionally, this position will provide utilities operations and maintenance support including utilities assets maintenance program, work order creation, vendor engagement and setup, field walks, quality assurance and associated reporting and follow up as necessary. Candidates must have the proven ability to work without direct day to day supervision and support team efforts to ensure the client receives first class customer experience.

Essential Duties:

Customer Relationships (Client)

·  Ensure client satisfaction with delivery of Facility Management services and provide a lead role in monitoring and increasing customer satisfaction.
·  Develop excellent partnership with client through trust, actions and results.
·  Comply with all GMP and Non-GMP requirements of the Client contract and meet or exceed key performance indicators. 
·  Deliver an exceptional quality of service to the client, as reflected by client feedback. 

Leadership/Staff Management (People)

·  Foster a proactive environment of teamwork, co-operation, performance excellence and personal success. 
·  Act as role model for JLL by behaving consistently with cultural and ethical requirements and participating in company activities.
·  Develop the team’s existing skills and drive opportunities for more self-performance. 
·  Responsible for individual performance management program, and personal development planning process. 
·  Promote safety culture within portfolio including client, subcontractors, suppliers and visitors

Service Delivery (Growth)

·  Primary responsibility is to supervise facilities services that includes but not limited to Non-GMP utilities O&M and GMP utilities operations, as well, JLL subcontractor management programs in a GxP environment by ensuring all service activities and documentation is complaint with good documentation practices (GDP), quality compliance requirements, and applicable standard operating procedures.
·  Oversee the day to day schedule of operations and maintenance such as boilers & condensate return systems, air compressors, potable water, gas distribution system, and among other utilities assets and systems.
·  Responsible for the GMP utilities operation such as purified water system, process gases, dust collectors and any other GMP utilities operations under current client scope of work.
·  Support EHS team to fully comply with all EHS programs requirements, and assist with any technical issues arising from an incident, near miss, good catch, investigation or other circumstances which require utilities operations and maintenance expertise.
·  Provide technical assistance, training and support in advanced electrical maintenance, instrument calibration, repair, installation, troubleshooting, and hands-on repair guidance in support of teams.

Accountable in identification and implementation of OM&R processes to ensure safe, reliable and efficient engineering activities.

·  Responsible for the review and approval of quality compliance deviation and investigation documentation as required by site operating procedures.
·  Comply with all GMP and Non-GMP requirements of the client contract and meet or exceed key compliance requirements.
·  Ensure compliance of all regulatory laws and guidelines are met in accordance to their SOP’s as they relate to the work being scheduled by maintaining JLLs practices across all maintenance activities to meet client and authority having jurisdiction (AHJ) compliance requirements.
·  Follow all Company mandated change-control procedures as they relate to GxP and EH&S requirements.
·  Assist the FM in meeting or exceeding site key performance indicators (KPIs); monitor service level guidelines (SLG’s) weekly to identify potential off-track areas and plan corrective actions accordingly. 
·  Oversee the day to day facility operations including but not limited to maintenance, repair, and project management support.
·  Oversee daily work order review and follow up on work orders to ensure impeccable work order performance and superior customer experience.           
·  Routinely inspects building to ensure suppliers are meeting contractual agreements.
·  Assists in the completion of the facilities operations audits and assessments.
·  Monitor, reviews, prioritizes and determines activities required for completion of a work order (WO) and works with mechanics and technicians to insure complex work orders are planned and executed on time.  
·  Recommend continuous quality improvement practices and look for business efficiencies.
·  Support Business Continuity Planning activities, and participate as a key team member in responses to emergency situations.
·  Ensure client satisfaction with delivery of facility management services and provide support in monitoring and increasing customer satisfaction.

Qualifications:

·  BA/BS in Engineering, related discipline or equivalent facilities experience and training.
·  Have a minimum of two (2) years of supervisor experience in all aspects of facilities maintenance with a strong background in technical aspects of HVAC, building & facilities maintenance, property management, third party service provider or as a consultant. 
·  Have a minimum of five (5) years of experience in Pharma, Biotech or similar life science sector that are governed in GMP regulations, systems and processes.
·  Knowledge in building and maintenance best practices programs, preferably with CMMS, BMS, SCADA, HMI, Instrumentation and Automation.
·  Client service-oriented attitude.
·  Business acumen including financial planning and analysis must be able to manage within budget and time constraints.
·  Leverage Technology to maintain and enhance maintenance while driving cost savings.
·  Excellent verbal and written communication skills.
·  Strong organizational and prioritization skills.
·  Advanced computer and office software skills, as plus.
