POSITION OVERVIEW

JLL is currently seeking a dynamic individual for the role of Sales Associate, Debt Capital Markets , to help grow JLL’s Debt Capital Markets team in Toronto. The position affords the successful candidate the opportunity to work closely with the team across all commercial real estate asset classes, and will require the independent judgment to plan, prioritize, and organize a diverse workload. This role provides an opportunity to develop your own business, as well as learn aspects of the business providing support to the team on an as needed basis.  The successful candidate will be a strong communicator, skilled at relationship building, enjoy working with numbers, possess good writing skills, be extremely detail-oriented, organized and a team player. A strong background and working knowledge of land and construction underwriting and deal execution will be an advantage. 

RESPONSIBILITIES

Work closely with and the Vice President and Greater Toronto Area Practice Lead to continue building the debt advisory business with responsibilities including:

New Business Development

·  Contact and meet regularly with all real estate stakeholders including owners/operators, consultants, lawyers, property managers, leasing representatives, etc.
·  Assist with the preparation of presentation and pitch materials for new business pursuits across the JLL Capital Markets platform;
·  Provide clients with industry and market specific information as it relates to their business and maintain contact information on prospects;
·  Effectively utilize all internal JLL support groups and databases to support/grow the business;
·  Assist in developing new business initiatives to cultivate new client relationships;
·  Participate in client meetings and new business presentations; and
·  Participate in property tours

Client Transaction Process

·  Create excel-based analytical tools for evaluating debt financing alternatives;
·  Manage the due diligence and closing process for financing mandates;
·  Gather and evaluate economic, demographic and real estate market data for input into client deliverables and models;
·  Read and review real estate documents (i.e. leases, environmental and engineering reports, appraisals, legal documents, etc.) and prepare abstract reports for clients and prospective clients;
·  Assist with preparation of client deliverables and presentations;
·  Contribute to special initiatives as required;
·  Any other reasonable duties and responsibilities that may be assigned; and
·  Participate in weekly brokerage sales meetings to update colleagues on current mandates, new business generating efforts, prospects and market knowledge and trends.

QUALIFICATIONS

·  Demonstrable success in high level sales production;
·  Prefer a Bachelor's Degree in Business, Finance or Real Estate and excellent academic credentials preferred;
·  3-5+ years of work experience in Real Estate brokerage;
·  Demonstrated proficiency with all applicable software packages including but not limited to MS Windows; MS Office, including MS Word, Outlook, and PowerPoint; Adobe;
·  Excellent working knowledge of Excel (financial modeling);
·  Knowledge of key themes impacting capital markets and investment real estate;
·  Excellent verbal, written, and interpersonal communication skills; 
·  High level of attention to detail and strong analytical skills;
·  Self-motivated with a strong work ethic;
·  Ability to work effectively in a team environment and independently as required
·  Excellent interpersonal and customer service skills.
·  Ability to multi-task, adapt and prioritize, meeting deadlines, in a fast-paced work environment.
·  Demonstrated professionalism
·  Proactive and take initiative
·  Maintain confidentiality, utilize judgment, and work with minimal supervision
