Job description

Essential duties/Summary of duties:

• Inspects and analyzes equipment and diagnoses trouble or malfunctions and makes necessary adjustments to minimize service interruptions and equipment downtime

• Provides input to the planning of equipment system maintenance to minimize service interruptions and equipment downtime through reliability centered maintenance practices

• Executing a wide variety of maintenance and repair work in relation to the installation, maintenance, and repairs of chillers, HVAC equipment, pneumatic system, pumps and building equipment and infrastructure in general.

• May oversee the execution of daily operations and maintenance activities performed by JLL and/or contract personnel. Provide guidance and mentoring, as needed, to ensure personnel perform the tasks required in a complete and accurate manner and delivered with outstanding customer service.

• Conducts scheduled tours of the roof top HVAC units, chiller plant equipment, main switchgear rooms, air handling mechanical rooms as well as pump stations and condensate return systems.

• Completes preventative maintenance according to predetermined monthly schedules and reports status.

• During after hours, responds to all emergencies and takes appropriate action to identify problems and take corrective actions while practicing safety. Calls on facility manager or chief engineer for assistance and/or utilizes emergency call list when necessary.

• Maintain all engineering, electrical, mechanical spaces in a clean and neat manner always.

• Review assigned work orders and related documentation daily to help ensure they are complete, current, and reflect the tasks as performed, and are noted in the CMMS.

• Ensure all safety, environmental, and site standards are strictly adhered to within the facility by both JLL and any JLL vendors performing work. Ensures compliance with OSHA regulations, all applicable building codes and JLL policies and procedures.

Physical Requirements/Work Environment:

·  Able to regularly lift items up to 20 lbs.; frequently lift up to 50 lbs.
·  Physically able to operate electric hand tools, work on a ladder up to 28’, carry tools, lift and carry heavy loads, and operate required equipment.
·  Able to work in close places such as closets, crawl spaces, attics, etc.
·  Able to work on roofs of buildings – able to safely perform overhead work while standing on a ladder.

Desired Qualification/Requirements:

·  Minimum of a high school diploma or equivalent.  Two years of trades schooling in electrical system design, refrigeration and HVAC. Must have HVAC certification/license.
·  6-8 years of experience in facility/plant engineering maintenance to include HVAC, plumbing, electrical, etc.
·  Must be proficient in basic computer application software such as MS Office, E-Mail etc.
