Job description



JOB DESCRIPTION

Principal tasks and responsibilities will include, but not be limited to:

·  Operate building systems in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures.
·  Review all safety manuals of St. Louis SHE (Safety, Environmental, and Health) site specific to job duties.
·  Serve as backup for mailroom operations when the Property Administrator is out of the office. This includes receiving all packages and shipments; logging all deliveries to the site; and delivering packages and shipments to mailroom or other designated location.
·  Comply with Client policy for the safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace.
·  Perform general maintenance work including: room temperature control, plumbing repairs, replacement of lamps / ballasts, door hardware, and other maintenance tasks.
·  Perform the installation, maintenance, repair and operation of mechanical and electrical equipment and systems. This includes performing preventive maintenance and routine inspections as required.
·  Assist with floor and / or office moves as directed by Client, including (but not limited to): workstation assembly / disassembly, paint repairs, hanging items, etc.
·  Collaborate with key vendors / contractors and project management personnel, while providing written communications / reports as required by the JLL and / or the Client in a timely manner.
·  Provide on-call support as required by performing emergency or preventive maintenance repairs after-hours and / or on weekends when necessary.
·  Demonstrate a willingness and ability to learn other maintenance tasks as assigned.

Other tasks and responsibilities include the loading dock operations at the site:

·  Follow all safety protocols for area and ensure all visiting delivery drivers adhere to dock safety rules.
·  Participate in all required safety training pertaining to DOT, Hazmat, etc.
·  Participate in audits and complete (or assist with) all action items associated with audit findings as required.
·  Contribute to regular safety equipment function checks (safety eyewash stations, safety showers, pallet jacks, etc.) at the receiving area and hazardous waste storeroom.
·  Complete and retain all documentation associated with receiving and dock operations.
·  Inventory supplies and communicate to Dock Manager when replacement stock is needed. Stock shelves with supplies when received.
·  Complete and retain the Hazmat delivery checklist for all Hazmat shipments. Safely store all hazmat materials in the designated area.
·  Ensure all hallways are clear and shelving storage is within guidelines.
·  Manage receiving recycling, including e-waste, plastics, cardboard, etc.
·  General housekeeping of the area (sweeping floors, empty pallet storage, etc.)

SKILLS & QUALIFICATIONS

·  High School Graduate or equivalent; 3rd Party Certification is preferred.
·  A minimum of one (1) to three (3) years’ field experience.
·  Good writing and communication skills.
·  Ability to read HVAC, electrical, plumbing, and architectural blueprints.
·  Ability to use hand tools, power tools and perform basic electric, plumbing and carpentry tasks.
·  Ability to use Windows based computers.
·  Ability to perform duties at various heights, in extreme temperature changes, and be able to lift and/or carry up to 40 lbs.
·  Ability to work alternating Saturdays with the other Maintenance Technician onsite.
