Join the JLL team of 650+ Occupancy Planning professionals engaged in optimizing space use, creating occupancy solutions, and achieving cost savings for 100+ clients and 650 million SF of real estate worldwide. The Occupancy Planner is responsible for partnership with end users to develop innovative space solutions, consistent delivery of planning services, and occupancy data management/reporting within the framework of the client’s workplace programs and strategy. The Occupancy Planner will operate within our client’s fast paced, forward thinking culture applying skills in occupancy scenarios and collaborative workplace practices to assist in developing multiple solution options for complex occupancy problems. This position will be located in Richmond, VA and reports to the Senior Occupancy Planner.
Essential Duties and Responsibilities

Provides a single point of contact for geography-related planning questions;
·
Tracks and reports projected versus actual seat counts;
·
Develops relationships with end users to understand their business needs, the way they work, and facilitate creating solutions for planning issues;
·
Interprets customer stated business needs into space requirements/scope, and develops the programming schedule, using strong interviewing and listening skills;
·
Responds to rapidly changing business needs with flexibility and commitment to solve for new requirements/scope;
·
Creates and develops preliminary business unit programming requirements, allocation plans, stacking plans, adjacency diagrams, test fits, migration plans and move sequencing for planning projects;
·
Reports “bottom-up” and “top-down” headcount projections by business unit, and works with Senior Occupancy Planner to forecast demand for space over one to three years
·
Educates local contacts on planning and space policies/standards, procedures and protocols, and notifies Senior Occupancy Planner if they are not being followed;
·
Ensures planning is aligned with Workplace Strategy Guidelines, and that all scenarios maximize use of space;
·
Recommends and enforces space policies/standards, procedures and protocols.
·
Develops, maintains and reports space allocation plans, and if applicable, issues space allocation reports;
·
Assists in developing site-specific Planning Strategies with Senior Occupancy Planner;
·
Attends kick-off meetings for new real estate acquisitions, major renovation projects and project moves;
·
Facilitates communication between other occupancy planners, CAD administrators, and other JLL team members;
·
Utilizes a CAFM/IWMS database, manages allocations and maintains data accuracy, and perform quarterly data and drawing audits
·
Performs physical space audits/walkthroughs as required
·
Efficiently manages conference room restriction program for multiple sites
·
Measures, monitors and reports cost saving and value added contributions to the Senior Occupancy Planner.
·
Domestic travel is required
·
Any and all other duties and tasks assigned.
Required Knowledge, Skills and Abilities
·
3 to 5 years work experience in architecture, interior design, construction or related field;
·
Strong written and verbal communication skills;
·
Proficiency in MS Office (Excel, PowerPoint, and Word), G-Suite (Sheets, Slides and Docs) and Adobe Acrobat with the capability to learn client specific programs;
·
Ability to consolidate data and floor plans into presentations
·
Intermediate to advanced proficiency in AutoCAD for test fit option development;
·
Intermediate to advanced proficiency in CAFM/IWMS database (i.e. FMS, Manhattan, Tririga, Archibus, or similar);
·
Proficient in web-based file sharing applications;
·
Self-motivated, able to work independently and within a team to build relationships and interact effectively with business partners;
·
Comfortable with frequent or rapid change; flexibility to adapt to shifting priorities;
·
Ability to effectively manage time, organize and prioritize deliverables and workload;
·
Demonstrated consistency in values, principles and work ethic;
·
Understanding of and commitment to client service;
·
A desire to work within a diverse, collaborative, and driven professional environment.
Education
· Bachelor’s Degree in Architecture, Interior Design, Construction or a related field
