Job description
Maintenance Tech
Evaluate, repair and maintain plumbing, electrical and HVAC systems in the building
Must know how to change ballast and emergency ballast on or florescent lights
Basic computer skills (Communicate via email and use computer software’s)
Communicate with any vendors about any work that requires their assistance
Receive and respond to tenant reports of mechanical or maintenance issues on the property
Work with tools and supplies necessary to complete projects (be proficient in all hand tools)
Always Maintain corporate safety procedures and comply with access control regulations
Evacuate all tenants of the building in the event of an emergency
Assure units are prepared for new tenants
· Furniture set up and or removal
· Painting walls
· Carpet replacement and or cleaning
Conduct inspections on the following:
· Exit Lights
· Emergency Lights
· Roof / Ventilation Equipment
· Lube Main Water Cut-Off
· Water Heater
Maintain the following:
· Sidewalks
· Parking Lot
· Fountain Equipment/ Fountain
· Hallway Lights & Stairs
· Windows
· Doors & Door Locks
· Maintain fire, carbon monoxide, smoke and other safety systems within the structure
Outside vendors take care of the following on a monthly basis but maintenance tech should oversee as well:
· A.C. Filters Common Areas (AC & Power)
· A.C. Filter Change (AC & Power)
· A.C. Clean Evaporator (AC & Power)
· A.C. Condenser Service (AC & Power)
· Irrigation System (Brightview)
· Elevator (Motion)
· Fire Extinguisher (A&B)
· Fire Panel (Advance)
· Fire Sprinkler System (Advance)
· Smoke Detector (Advance)
· Lakes & Ponds (Aquatic)
