Job description
OVERVIEW
· Under supervision/coaching, the incumbent is required to coordinate scheduling, planning, implementation, documentation, and follow-up of all tasks required for a building based maintenance team.
· This includes interpret data from the CMMS work order system; schedule all maintenance repairs to equipment and buildings.
· Have necessary skills to communication with FM&E department representatives, and all internal and external customers.
· Support Pharmaceutical/Biotech goals and departments business initiatives.
ESSENTIAL FUNCTIONS
· Provide maintenance work planning and scheduling function for a self-directed work team.
· Provide logistical coordination with other stakeholders (i.e. stock support, janitorial, grounds, purchasing, customers, security, and predictive maintenance).
· Maintain intermediate to high computer skills necessary to access CMMS work order system, update equipment history, and access parts/material inventory management system.
· Schedule work with production departments, print appropriate work orders when scheduled, track and report on the completion of work.
· Provide input to department quarterly report.
· Coordinate and provide primary control of building, site utilities and utility distribution drawings.
· Establish and maintain equipment SOP’s, MIP, and GMP files.
· Coordinate proper safety permitting and provides control of shutdowns, startups, and building services in support of building projects.
· Communicate clearly, understand and acknowledge verbal instructions, and be able to read and interpret work from drawings, written work orders, sketches, blueprints, and technical manuals.
· Estimate work-order completion times and compare to actual.
· Present performance data to maintenance teams regularly.
· Develop and maintain standard workflow process and provide a (1) month look-ahead Preventive Maintenance (PM) schedule to the team weekly.
· Perform other job-related duties and special projects as requested.
EDUCATION AND EXPERIENCE
· Associate Degree or Technical School equivalent.
· Preferred Associate degree or combined technical training / direct experience.
· 5 experience working multi-trade environment, preferred
· Mechanical Aptitude in Boilers, Chillers, AHUs, Water Systems, etc.
· Pharmaceutical/BioTech manufacturing research facilities experience, preferred.
· CMMS experience (Maximo preferred)
CERTIFICATIONS AND LICENSES
· Must possess (or obtain within a specified time frame) all applicable training and certifications such as Respirator, Hazard Communication, Lockout/Tagout, and Confined Space.

· Must have a detailed understanding of effective scheduling, estimating, and workflow processes in a maintenance environment.
