POSITION OVERVIEW
The Building Operator (Plumber) will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Specifically to install, repair and maintain plumbing and drainage system and equipment. Works under general supervision, receiving verbal and written instructions. Individuals are expected to demonstrate technical expertise in one craft area (HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.
RESPONSIBILITIES
· Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanup
· Perform maintenance, monitor repairs to the Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned
· Provides for the skilled installation, maintenance, repair and general upkeep of all plumbing installation and equipment, including sanitary and drainage system, using recognized techniques and procedures.
· Determines work methods in accordance with current codes and regulations, referring to blue-prints, diagrams as necessary.
· Installation of new fixtures and plumbing systems, fabrication of new parts as required using power and hand tools, testing installation.
· Plans and layouts work, estimates material required for project work, advise supervisor of supply needs and account for supplies used.
· Locate and mark positions for pipe connections, passage holes and fixtures in walls and floors.
· Test pipes for leaks using air and water pressure gauges.
· Removes foreign matter from toilets and drains, repairing/replacing broken underground water mains, and assisting other trades as assigned.
· Maintaining all tools and equipment utilized in good working order, returning to appropriate storage area and advising supervisor of replacement or repair requirements - includes taking inventory of tools and equipment as required.
· Maintaining current working knowledge of the various trades' methods, techniques, tools and equipment;
· Maintaining record of weekly work performed.
· Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, general maintenance and technical proficiency
· Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility
· Record readings and make adjustments where necessary to ensure proper operation of equipment
· Maintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels
· Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
· Review monthly client service request summaries to pinpoint and correct recurrent operational problems
· Prepare and submit purchase order requests
· Verify the accuracy of deliveries for count, pricing, and description
· Perform periodic checks of tool and instrument inventory
· Perform additional job duties as requested
· Flexible to work at all 3 sites (Stouffville/Markham and Toronto)
· Working in shift ( Sunday-Thursday)
QUALIFICATIONS
· Certification as a Universal Technician for CFC’s (or within 90 days of employment)
· Completion of 3-4 year apprenticeship program
· Certification as a Maintenance Plumber by the Ministry of Colleges and Universities.
· Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required
· Working knowledge of computer applications including Word and Excel
· The individual in this role must be available for Call-in work and perform other duties as required.
