Duties & responsibilities

• Assists in the day‐to‐day monitoring and maintaining of BMS systems for multiple locations

• Performs system checks, monitors and responds appropriately to alarms, and interprets trending data

• Assists with monitoring special controlled temperature and humidity vaults

• Assists in documenting changes or modifications to the BMS systems, including programming or set point changes

• Assists coordinating technical, maintenance, and operations personnel to troubleshoot operating problems and assist in the implementation of new equipment, instrumentation, and controls

• Assists in performing scheduled and unscheduled preventative maintenance, inspections, site surveys, and service requests including replacement and modifications of control or instrumentation equipment as directed

• Develops and implements control schemes and control techniques.

Performance objectives

Should be responsible to supervise and control the operation of the building management system and monitor all plant activities of the headquarters building services, whereby your role will include key responsibilities

Key skills

·  Ability to read blue prints, control drawings and logic controls and BMS program language
·  Knowledge of HVAC network systems, including fiber optic networks and building management communication networks, and ability to understand psychometric charts.
·  Ability to use temperature and relative humidity meters, data loggers, electrical volt and amp meters
·  Ability to closely work with HVAC field technicians to facilitate repairs and maintenance of HVAC equipment
·  Commissioning, diagnosing, and repair of environmental‐control systems, utilizing knowledge of electronics, direct digital controls, pneumatic controls, airflow, hydraulics, and refrigeration theory and control techniques preferred.

Employee specification: ITI / Diploma holder

  2 years of prior experience as a BMS operator
