This entry-level position (geared to individuals with little or no fulltime work experience) is part of The Asset Management Analyst Program and is applicable to individuals who have recently earned a Bachelor's degree at an accredited school. Though most hires into the Program are recruited through our formal campus recruitment efforts, we sometimes conduct supplemental recruitment of candidates with a similar level of experience and academic achievement as our campus hires. Experienced professionals should apply to positions outside of this Program.

The Global Real Assets team is part of J.P. J.P. Morgan Asset Management - Global Real Assets' U.S. real estate business is headquartered in New York City, New York and has satellite offices in Boston, Chicago, Los Angeles, and Houston. The U.S. real estate business invests in high quality assets among four primary property types: office, retail, multi-family, and industrial and it employs a broad range of real estate strategies across the risk spectrum—core, core plus, value add, and opportunistic.
Analysts within the functional area of Asset Management play an integral role in supporting the creation and management of value within the real estate asset portfolio. Individuals in this role are involved in all aspects of the asset management process including transaction underwriting, leasing, operations, budgeting, development monitoring, and valuations. This position is based at J.P. Morgan's headquarters in New York City.
Roles & Responsibilities:
· Assist with the development and implementation a strategic plan for each investment consistent with the investor's goals / objectives and risk / return profile (core, core plus, value-add, and opportunistic).
· Effectively articulate and support recommended strategies to asset managers
· Review monthly property financial and operating information
· Review and evaluate leasing proposals, capital projects, service contracts, and debt proposals, and debt compliance
· Review external appraisals and present fair market valuation recommendations. This includes analyzing complex deal structures and waterfall calculations.
· Prepare and update internal valuation models and memos
· Perform due diligence review for new investments and review acquisition underwriting
· Assist with disposition and financing due diligence
· Complete semi-annual asset strategy reviews and hold / sell financial models
· Prepare discounted cash flow models in Argus and Excel
· Complete supporting analyses on existing investments, development projects and potential acquisitions on behalf of asset managers
· Identify and escalate risks and challenges that can impact investment performance
· Develop an expertise in office and industrial real estate.
· Develop market expertise in assigned geography.
Desired profile
Education and Experience:
· Bachelor's Degree, preferably in a quantitative field such as finance, accounting, engineering, or math.
· Candidate must hold a Bachelor's degree with a minimum overall GPA of 3.2. Resumes without a GPA will not be considered.
· No more than two years of work experience following completion of undergraduate program
· Real estate experience is preferred but is not required
Skill sets:
· Well developed quantitative and analytical skills and exposure to financial modeling and discounted cash flow analysis
· Strong written and verbal communication skills
· Strong organizational and time management skills
· Must be a self-motivated with the ability to meet tight deadlines and to multi-task
· Proficient in Excel
· Experience with Argus or similar valuation software highly desirable
· Understanding of real estate valuation concepts highly desirable
· Ability to work in a team environment that requires daily interaction with the acquisitions, valuations, engineering, and accounting teams
· Ability to work with a variety of third-party service providers such as property managers, leasing agents, appraisers, etc.
