Appraiser Trainee
This is a training position that prepares the candidate for the Real Estate Appraiser-CTL role which requires a Certified General (AG) Appraisal license.
· The qualified candidate will assist Appraisers in appraising 5+ unit residential and/or commercial properties to estimate the fair market value for collateral/security for real estate loans in accordance with internal policies/procedures, industry standards and regulatory requirements.
· They will co-sign the appraisal report and eventually submit their work product to the state for experience credit towards their Certified General license.
· Schedules and conducts physical inspections, measures dimensions, sketches property and takes photographs; estimates market value of real estate.
· Keeps abreast of current real estate market conditions and their effect on the apartment and commercial real estate markets in assigned geographic area; drives by comparable properties and surrounding neighborhoods to better assess the value of real estate in question; gathers and analyzes recent market data regarding sales activity for comparable properties in the area; researches any flood/ environmental hazards, earthquake and zoning conditions that may be relevant.
· Determines fair market appraised value and writes timely, accurate and complete appraisal reports that are co-signed by a Certified General Licensee; prepares complete file documentation in accordance with internal documentation guidelines to ensure clear audit trail.
Extensive driving in the local area is required.

Qualifications
· Required - Appraisal Trainee (AT) license at a minimum with an Appraisal Residential (AR) license preferred.
· Must comply with state regulations regarding Continuing Education and completion of all Basic Education requirements for the AG license while in the training program.
· Minimum 2-3 years of related experience, or the equivalent combination of experience and education that demonstrates the ability to perform these functions and advance to successful attainment of the AG Appraisal license.
