Tax Oriented Investments (TOI) invests in affordable housing, renewable energy, and leases. The TOI group employs 100 professionals, is based in Chicago, and is part of the Investment Bank's Securitized Products Group.
Within TOI, Direct Affordable Housing (DAH) makes equity investments in multi-family housing qualifying for the Federal Section 42 Low Income Housing Tax Credit (LIHTC). The Housing Investments Analyst/Associate will work in the Analytics group of DAH. The role will support and advise Analytics group manager and asset managers on the financial performance of properties within DAH's portfolio.
Job duties include:
• Analyzing Multi-Investor Funds using internal risk rating model
• Designing, Implementing and Performing ad hoc analysis using Excel look ups and pivot tables
• Participating in ongoing internal system development
• Supporting Multi-Investor Fund Asset Management team
• Assessing financial strength of syndicator partners
• Reviewing Property/Fund performance reports
• Identifying and analyzing portfolio trends
• Processing equity contributions for Fund investments
• Analyzing financial statements (audited and unaudited) for housing portfolio and completing the analytic spreadsheet
• Communicating with syndicator partners, resolving performance issues
• Recommending risk rating changes based on the asset's financial performance
• Preparing cash flow projections for work out properties
• Updating databases and researching partnership agreements
• Assisting in property refinance and exit analysis
Desired profile
• Bachelor's Degree in finance, accounting, or economics
• Advanced Excel skills preferred with spreadsheet and database experience
• Ability to analyze, understand, and identify issues in financial statements
• Familiarity with principles of real estate finance a plus
• Strong analytical and problem solving skills
• Detail oriented and accurate, with a strong desire to learn and excel
• Ability to work independently and interact with different levels of management
• Ability to prioritize workload and competing demands for time and attention
• Strong Communication skills (written and verbal)
