Job description
Operational Excellence / Leadership
· Lead by advising and organizing the strategic measurements, operating systems, and procedures necessary for an effective Facility Management, meeting the financial and operational objectives.
· Supervise Technical team for operations and maintenance of the building.
· Lead the costing, project management and implementation of any base building work changes.
· Take charge on all emergency control on and off hours.
· Manage the functions business plan, keeping it updated and ensuring that all proposed plans are executed in an efficiently and timely method.
· Prepare financial projection of the capital expenditure and the operational budget.
· Conduct the proposal for expansion/investment projects with the analysis of market demands, business enhancement potentials, and financial return.
· Manage the development/investment projects from the bid to the work acceptance stage.
· Conduct the operational and progressive report.
· Monitor contracts for compliance and cost control.
· Provide supervision to all repairs and routine maintenance work of the internal operation and maintenance technicians as well as the outsourced contractors.
· Actively engage with stakeholders in fire prevention, safety and security and liaise with relevant government authorities and agencies on all store licensing, building by laws, on utilities, safety, health and environment issues including waste removal of restaurant to ensure compliance with statutory regulations.
· Assure the reliability and cost-effective operations of various facilities whilst controlling the built up of the maintenance cost.
· When required, take the lead in the Sec Check, statutory compliance process and work through practical ways with SO Facilities Manager as well as the Risk Manager to comply.
Building Long-Term Property Planning and Development
· Create, propose, maintain, and communicate a comprehensive project development plan for understanding and collaborations of all stakeholders.
· Set and transform into practice a long-term maintenance plan of the current properties.
· Encourage and bring in new initiatives for continuous improvement of property performance.
· Promote the standards and levels of performance to colleagues and retailers.
· Perform periodical quality control inspections to ensure adherence to company specification and standard.
· Ensure the Environment, Health, and Safety rules and regulations are complied.
Miscellaneous
· Lead the Facilities & Projects team in different assignments, working efficient in a matric organization.
· Investigate, and take corrective actions to overcome technical problems. Develop and implement solutions, troubleshoot day-to-day operational problems of facilities and building services maintenance.
· Manage and rectify defects and warranties with the consultant, relevant service providers and or contractors.
Qualification
· Minimum of 3-5 years supervisory experience in facilities management / maintenance management / building operations maintenance.
· Able to work independently with minimum supervision and meet dateline.
· Ability to prioritize and manage workload.
· Good communication skill within internal department and external parties.
· Excellent interpersonal relationship skills.
· Willing to step out of the comfort zone to lead new project.
