Position Purpose

The ideal candidate for this role will help ensure the hotel’s infrastructure, equipment, and systems are operating efficiently and safely. This role involves performing routine maintenance tasks, responding to repair needs, and supporting the overall upkeep of hotel facilities to provide a safe, clean, and comfortable environment for guests and staff. The Facility Management Team Member will collaborate with other departments to ensure that hotel operations run smoothly.

Duties & Key Responsibilities

Maintenance and Operation of Equipment:

Ensure the working condition of air conditioning (AC) facilities is maintained, minimize power consumption and operational costs, and maintain accurate records for monthly, quarterly, and yearly maintenance reports.

Regularly inspect and maintain exhaust systems, refrigeration towers, and refrigerators to ensure optimal operation. Periodically replace components like blowers, FCU, AHU, and filter nets.

Oversee the operation, maintenance, and repair of the hotel's sound systems and associated equipment, including public address systems, security monitoring systems, in-house movie systems, background music systems, satellite systems, telephone systems, and fire alarm systems. Ensure the highest quality of maintenance and maximum guest satisfaction.

Regularly inspect meters and log readings according to regulations.

Ensure timely replacement of burnt-out light bulbs across all hotel areas.

Safety and Fire Control:

Implement safety duties and ensure the safety of guests and team members during the shift.

Operate all fire control equipment expertly and organize the extinguishment of fires at the beginning stages. Assist with evacuation procedures when necessary.

Conduct regular fire patrols, identifying any safety hazards, and take prompt corrective action. Report any findings to higher authorities immediately.

Be familiar with the locations and operation of hotel fire facilities and equipment.

Carry out shift handovers according to company regulations and ensure that work requiring follow-up is recorded in detail.

Security and Surveillance:

Monitor and operate all security monitoring equipment to identify potential security threats promptly.

Report, examine, and monitor suspicious personnel or items found during patrolling.

Ensure security systems, including surveillance and fire monitoring, are functioning correctly at all times.

Plumbing and Electrical Maintenance:

Ensure all plumbing systems (including valves, pipes, drainage, toilets, and pantry equipment) are in good working order. Report any unresolved issues, such as noise, vibration, leaks, or odors, to the supervisor.

Familiarize yourself with the power distribution system and be able to identify key contacts promptly.

Be responsible for timely repairs and maintenance of all woodwork, paintwork, marble surfaces, floor tiles, doors, windows, and furniture to ensure they are in proper condition.

Regularly check and maintain emulsion paint on ceilings, furniture surfaces, and walls as scheduled.

Team Supervision and Collaboration:

Supervise operation team members on duty and ensure they check equipment performance, recording their findings.

Ensure that plumbing staff make the necessary preparations when receiving maintenance orders and report back to the Captain or supervisor once completed.

Provide guidance and suggestions to improve work processes and equipment handling.

Ensure that team members follow established procedures for safety, performance, and maintenance tasks.

Emergency Response and First Aid:

Be familiar with current first aid and fire emergency procedures and be able to respond effectively in emergencies.

Assist in organizing fire drills and fire prevention training for the team and hotel fire wardens.

Maintenance and Repairs:

Ensure timely and effective repairs and maintenance according to schedules and work instructions.

Perform regular inspections of equipment, report malfunctions, and perform preventive maintenance as scheduled.

Write down the daily work completed in the logbook for record-keeping purposes.

Keep the work area clean and organized at all times.

General Duties and Team Support:

Ensure that no team member leaves their working post without approval from the Property Manager.

Offer suggestions for improving work processes at any time.

Carry out other reasonable duties and responsibilities as assigned by the supervisor or management.

Compliance and Safety:

Ensure strict adherence to food safety regulations and enforce policies on food brought into the property.

Support successful pest control efforts to maintain a safe and clean environment.

Implement regulations for limited access to power distribution rooms and ensure their compliance.

Bảo trì và Vận hành Thiết bị:

Đảm bảo thiết bị điều hòa không khí (AC) luôn hoạt động tốt, giảm thiểu tiêu thụ điện năng và chi phí vận hành, và duy trì hồ sơ báo cáo bảo trì hàng tháng, hàng quý và hàng năm chính xác.

Thường xuyên kiểm tra và bảo trì các hệ thống thông gió, tháp làm lạnh và tủ lạnh để đảm bảo hoạt động tối ưu. Thay thế định kỳ các bộ phận như quạt, FCU, AHU, và lưới lọc.

Giám sát việc vận hành, bảo trì và sửa chữa hệ thống âm thanh và các thiết bị liên quan của khách sạn, bao gồm hệ thống phát thanh công cộng, hệ thống giám sát an ninh, hệ thống phim nội bộ, hệ thống nhạc nền, hệ thống vệ tinh, hệ thống điện thoại và hệ thống báo cháy. Đảm bảo bảo trì chất lượng cao nhất và sự hài lòng tối đa của khách hàng.

Thực hiện kiểm tra đồng hồ và ghi chép chỉ số theo quy định.

Thay thế bóng đèn bị hỏng trong tất cả các khu vực của khách sạn.

An toàn và Kiểm soát Cháy nổ:

Thực hiện các nhiệm vụ an toàn và đảm bảo an toàn cho khách và nhân viên trong ca làm việc.

Vận hành tất cả thiết bị phòng cháy chữa cháy một cách thành thạo và tổ chức dập tắt đám cháy ngay từ giai đoạn đầu. Hỗ trợ các thủ tục sơ tán khi cần thiết.

Thực hiện tuần tra phòng cháy chữa cháy định kỳ, phát hiện bất kỳ nguy cơ an toàn nào và thực hiện các biện pháp khắc phục kịp thời. Báo cáo bất kỳ phát hiện nào cho cấp trên ngay lập tức.

Làm quen với vị trí và cách vận hành các thiết bị phòng cháy chữa cháy của khách sạn.

Thực hiện bàn giao ca làm việc theo quy định của công ty và đảm bảo rằng các công việc cần theo dõi được ghi lại chi tiết.

An ninh và Giám sát:

Giám sát và vận hành tất cả các thiết bị giám sát an ninh để phát hiện kịp thời các mối đe dọa an ninh.

Báo cáo, kiểm tra và giám sát các đối tượng hoặc vật dụng nghi ngờ trong khi tuần tra.

Đảm bảo các hệ thống an ninh, bao gồm giám sát và hệ thống báo cháy, luôn hoạt động chính xác.

Bảo trì Cơ điện và Điện:

Đảm bảo tất cả các hệ thống cấp nước (bao gồm van, ống, hệ thống thoát nước, bồn cầu, và thiết bị nhà bếp) hoạt động tốt. Báo cáo ngay cho giám sát nếu có vấn đề chưa được giải quyết như tiếng ồn, rung, rò rỉ, hoặc mùi hôi.

Làm quen với hệ thống phân phối điện và có thể nhận diện nhanh chóng các liên hệ quan trọng.

Chịu trách nhiệm sửa chữa và bảo trì kịp thời các đồ gỗ, sơn, mặt đá, gạch lát sàn, cửa, cửa sổ và đồ đạc để đảm bảo chúng luôn trong tình trạng tốt.

Thực hiện kiểm tra và bảo trì sơn trên trần nhà, bề mặt đồ nội thất và tường theo lịch trình.

Giám sát và Hợp tác:

Giám sát các thành viên đội vận hành trực ca và đảm bảo họ kiểm tra hiệu suất thiết bị, ghi lại kết quả kiểm tra.

Đảm bảo nhân viên sửa chữa hệ thống cấp nước chuẩn bị đầy đủ khi nhận đơn bảo trì và báo cáo lại cho đội trưởng hoặc giám sát viên sau khi hoàn thành.

Cung cấp hướng dẫn và gợi ý cải tiến quy trình làm việc và xử lý thiết bị.

Đảm bảo các thành viên trong nhóm tuân thủ quy trình đã thiết lập về an toàn, hiệu suất và công việc bảo trì.

Ứng phó Khẩn cấp và Sơ cứu:

Làm quen với các thủ tục sơ cứu và phòng cháy chữa cháy hiện tại và có thể phản ứng hiệu quả trong tình huống khẩn cấp.

Hỗ trợ tổ chức các buổi tập huấn phòng cháy chữa cháy và đào tạo cho các thành viên trong đội và đội cứu hỏa của khách sạn.

Bảo trì và Sửa chữa:

Đảm bảo các công việc bảo trì và sửa chữa được thực hiện đúng thời gian và hiệu quả theo lịch trình và hướng dẫn công việc.

Thực hiện kiểm tra định kỳ các thiết bị, báo cáo sự cố và thực hiện bảo trì phòng ngừa theo lịch trình.

Ghi chép công việc hằng ngày trong sổ ghi chép để lưu giữ thông tin.

Giữ khu vực làm việc luôn sạch sẽ và gọn gàng.

Nhiệm vụ Chung và Hỗ trợ Đội ngũ:

Đảm bảo không thành viên nào rời vị trí làm việc mà không có sự chấp thuận của Quản lý.

Đưa ra các gợi ý cải tiến quy trình làm việc bất cứ khi nào có thể.

Thực hiện các nhiệm vụ và trách nhiệm hợp lý khác được giao bởi giám sát hoặc ban quản lý.

Tuân thủ và An toàn:

Đảm bảo tuân thủ nghiêm ngặt các quy định về an toàn thực phẩm và thực hiện các chính sách về việc mang thực phẩm vào khách sạn.

Hỗ trợ công tác kiểm soát côn trùng để duy trì môi trường an toàn và sạch sẽ.

Thực hiện các quy định về việc hạn chế truy cập vào các phòng điện phân phối và đảm bảo tuân thủ.

 

Requirements

Graduate from a professional school and possess a high-tension electric certificate.

At least 1 year of air condition and refrigeration working experience.

Minimum 1-year CCTV officer experience, preferably in a hotel.

Strong background with hotel chiller set, A.H.Us equipment repair and maintenance.

Possess both electrical and mechanical knowledge.

Knowledgeable of audio-visual systems, lighting systems, security monitoring systems, back-ground music systems, satellite systems, telephone systems and fire alarming systems.

Good experience in the repair of damaged, old furniture, carpets, ceilings, doors, hardware, locks, etc., and capable of proposing solutions.

Knowledgeable of hotel security operations, hotel electric, transformer room, generator supply systems.

Strong fire control knowledge is required.

Basic English level, both written and verbal to meet business needs.

 

Qualifications

A degree in engineering, electrical, or a related field is preferred.

Kinh nghiệm sửa chữa đồ đạc cũ, hư hỏng như đồ nội thất, thảm, trần nhà, cửa, khóa, và đề xuất giải pháp hợp lý.

Kiến thức về hoạt động an ninh khách sạn, hệ thống điện, phòng biến áp, và hệ thống cung cấp điện của khách sạn.

Kiến thức vững về kiểm soát cháy nổ.

Trình độ tiếng Anh cơ bản, cả viết và nói, đáp ứng yêu cầu công việc.
