We’re looking for a professional to join our Realty Management Division Portfolio Management Team who could use their skills and knowledge to make a meaningful impact on the business, overseeing a large commercial real estate and loan investment portfolio and developing strategic relationships with professionals in the Merchant Bank and Securities Division and globally within the Realty Management Division.

The Realty Management Division (RMD) leverages proven best practices, team experience, and market knowledge in delivering investment and asset management services. RMD provides loan and real estate investment services and asset management to investments where Goldman Sachs has an interest, serving as a partner to other divisions across the firm, including Merchant Banking, Securities and Investment Management. The Realty Management Division has offices in the Americas, Europe and Asia.

Portfolio Management is a business unit within the Realty Management Division (RMD) of Goldman Sachs with teams in Irving, Texas (Dallas), London, Munich, and Tokyo focused on managing the Firm’s portfolio of commercial real estate and loan investments. Portfolio Management engages in (1) overall data management strategy and reporting, (2) collection, loading and analysis of data tapes provided by third party service providers, (3) coordination of semi-annual business plans, analytics & reporting for assets managed, (4) determination of fair value for reporting purposes, (5) management of investment liquidity, (6) ongoing management of lenders and loan agreements, and (7) investor level reporting. Portfolio Management currently services the Merchant Banking Division and the Securities Division in EMEA.

HOW YOU WILL FULFILL YOUR POTENTIAL

• Support the business divisions and Asset Management by providing portfolio analytics for the real estate and loan investment portfolios.  Produce regularly scheduled and ad-hoc reporting, liaising with the support team in Bengaluru to retrieve information from internal databases and report using automated tools
• Perform quality assurance checks on information provided by third party service providers and coordinate monthly reporting of asset management and investment level performance
• Input and analyze business plan models on a monthly basis and prepare formal business plans for the Merchant Bank and Securities Division on a semi-annual basis for all EMEA real estate and loan investments using acceptable valuation methodologies
• Model scenarios for buy/hold/sell strategies on an ad-hoc basis working with the Desk and Asset Management on formulating business strategies and enabling decisions
• Prepare business plan presentations for real estate and loan investment portfolios on a semi-annual basis and assist with presentations for deals that are taken to Investment Committee, Operating Committee on an as needed basis
• For levered investment portfolios, manage the in place debt overseeing the calculation of required covenants and reporting to lenders
• Coordinate the preparation and review of monthly distribution and waterfall analysis (promote structures) for investments and manage PnL projections for the Firm for active investment portfolios

SKILLS & EXPERIENCE WE’RE LOOKING FOR

BASIC QUALIFICATIONS

• Bachelors degree from a four year college or university
• Relevant experience is desireable
• Finance/Accounting related experience preferable on the real estate or loan side
• Experience working with large data sets and modeling preferable
• Demonstrated orientation toward and interest in understanding financial and capital markets
• Strong working knowledge of Microsoft Excel
• Inquisitive by nature with detail orientation and intellectual curiosity. Strong sense of accountability and dedication to continuous improvement
• Ability to work in a fast-paced and challenging environment
• Strong project planning, organization, and time management skills

PREFERRED QUALIFICATIONS

• Excellent interpersonal skills with the ability to work collaboratively with external vendors and internal stakeholders
• Excellent verbal and written communication skills
• A strong team player able to work efficiently and effectively, handling multiple tasks simultaneously and under pressure
