Position Description
The Urban Investment Group (UIG) is an entrepreneurial and mission-driven investment platform within GS Bank USA that manages the bank’s Community Reinvestment Act program. The team is also a part of the firm’s impact investing platform, which includes the Office of Corporate Engagement, the GS Foundation, and the Environmental Markets Group.
UIG makes investments primarily in real estate developments that promote economic development, including affordable housing, commercial and retail, light industrial, and community facilities.
The team is also a leader in social innovation financing, including “social impact bonds” that provide financing for pay-for-success contracts, and manages grants and programmatic activities. The team includes regulatory compliance and operational staff to support the team’s activities.
In supporting the team, the analyst will be directly involved in a range of projects, and staffed on both equity and debt opportunities. As a member of small investment teams, the analyst will be given significant responsibility, and is expected to form independent investment judgments on projects.
Responsibilities
- Review and evaluate real estate and other financing proposals.
- Analyze financials, including evaluating projections and modeling returns.
- Conduct due diligence on developers, budgets / cash flows, zoning, environmental, and market potential.
- Structure investments with multiple financing sources from public, private, and not-for-profit sectors.
- Review legal documentation and coordinate with other internal and external groups to execute transactions.
- Complete a range of portfolio management duties, which includes monitoring development.
progress, tracking covenant compliance, reviewing client reports, and interacting with servicers.
- Analyze and form views on real estate markets and around New York City / New Jersey and Salt Lake City (the two focal areas of UIG’s activity), as well as other cities on a selective basis (including Detroit, New Orleans, Philadelphia).
Preferred Qualifications
- Minimum of 2 years of full time work experience in real estate or finance.
- Strong combination of analytical, financial modeling, organizational and interpersonal skills.
- Demonstrated interest in UIG’s mission and investment strategy.
- Ability to interact and build relationships with people from different backgrounds.
- Strong verbal and written communication skills.
- Ability to manage multiple projects.
