Summary:
The Maintenance supervisor, reporting to the Facility Manager, is responsible for the operation and maintenance of infrastructure and systems supporting the Serviced Facilities, (HVAC, electrical, plumbing, mechanical, fire suppression and vertical transportation systems and other).

Under the supervision of the Facility Manager, the Maintenance supervisor will be responsible for overseeing the preventive and corrective maintenance and operations of the building equipment, systems, infrastructure and engineering practices. This person must be proactive in risk assessment of equipment and system failures or operational circumstances. This person ensures the proper implementation of contingency plans and ensures that safety rules and regulations are followed in the execution of daily operations and/or projects.

Responsabilities:

·  Responsible for organizing and supervising maintenance operations in coordination within the facilities.
·  Responsible for training on-site company personnel in the performance of their duties.
·  Supervise the team of technicians and 3rd party contractors in the execution of their duties.
·  Develop, implement and coordinate preventive maintenance programs, work methods, procedures and work-scheduling for efficient operations of site Facilities.
·  Work closely with outside subcontractors to ensure all work is scheduled, coordinated and completed safety and to acceptable standard.
·  Execute all maintenance routines using a computerized maintenance management system (CMMS) and ensure that proper updates and documentation are provided to report work performed.
·  Regularly inspect equipment condition and systems under the contract; reports actions to correct deficiencies. Execute quality inspections by sampling various completed work tasks.
·  Provide written reports for inclusion in the Facility Manager’s reports.
·  Responds to and communicates repair and maintenance status and updates any remaining issues with client representatives.
·  Analyzes equipment breakdowns and proposes possible corrective solutions.
·  Informs Facility Manager of any life-expired equipment and provides solutions.
·  Makes necessary decisions during urgent system failures and helps contingency planning.
·  Transmits any information/procedures from upper management and ensures proper execution.
·  Attends meetings in the absence of the site management and transmits any requests to his immediate supervisor.
·  Uses all applicable software: Excel, Word, Outlook and CMMS.
·  Completes all other tasks required by his immediate supervisor.
·  Maximize communication and collaboration with the team.
·  Ensure that all equipment and materials are of the required standard and that procedures are in place to ensure safety of all staff.
·  Supervise the observance of all guidelines, instructions and conditions applicable to the Project as laid down by local, State and Federal Laws.  

Requirements:
·  Building Services Diploma – Desirable or subsequent level of experience;
·  Minimum of 3 years’ experience in directing and managing maintenance personnel responsible for accomplishment of work in their respective trades;
·  Familiar with reporting systems (CMMS);
·  Possession of a trade certificate – millwright, carpenter, electrician or similar mechanical aptitude;
·  Experience in a similar work environment (airport, major train, subway station, garage, etc.);
·  Available for on call / afterhours problems solving as required;
·  Trouble shooting and problem-solving experience in a medium to large organization;
·  Previous experience in a management and supervisory role;
·  Technical experience in a repair and maintenance role in a commercial facility;
·  Planning and organizing in a repair and maintenance role;
·  Excellent verbal and written communication in English;
·  Able to obtain a security clearance at the required level;
·  Project management experience;
·  Valid driver’s license;
·  Oriented to a high level of customer service to client representatives, staff and support contractors.
