PROPERTY MANAGER
01-2017 - 01-2018 Sales • Sales and rental of apartments, offices and retail spaces
• Administrative duties such as schedule meetings with tenants and the landlord, arrange for maintenance and repair of defects, resolve issues, take legal actions, train building managers and personnel and recruitment of staff, email correspondences and phone calls, resolve conflicts between tenants, organize works to prioritize tasks and liaise with suppliers for purchase of products and construction materials including negotiation for best price.
• Renovation and refurbishment of spaces for new tenants
• Maintenance of high rise office and apartment buildings as well as shopping centers in terms of facilities and services offered to occupants. Arrange for repairs and renovation works.
• Conduct fire drills and inspection of generator, water pumps, CCTV surveillance, fire sprinklers, passenger lifts, chillers, HVAC, etc.
• Supervise building technicians and workers.
• Liaise with authorities for necessary building certificates and approval.
• Monitor security services and supervise access control in the buildings
• Book keeping of activities such as cleaning, security, waste disposal, breakdown and servicing of building equipments, inspection and repairs by contractors
• Conduct coordination and project management meetings with tenants, authorities and provide assistance when required.
• Purchase orders and liaise with suppliers
• Attend to emergency situations (cyclone, fire, flood or other force majeure)
• Recruitment and monitoring of staff. Arrange for disciplinary committee and termination of employment.
• Arrange for legal action against tenants for late payments/not abiding to rules.
