Job Title

Associate – Property & Facilities Management Consultancy

Location

Riyadh Office Based  

Travel and client office working will be required subject to the assignment.

Reporting to

Direct report to Head of PAMS KSA

Experience

The ideal candidate should have the following:

·  6+ years of Property and Facilities Management experience, with a bias towards Facilities Management
·  4+ years’ experience within the Middle East, ideally in KSA
·  2 years consultancy experience, not just FM Operations

The candidate must have a strong working knowledge of the following and demonstrate Property & Facilities Management consultancy experience:

·  FM strategy evaluation and implementation
·  Identification and procurement of FM services – writing RFPs, scopes, evaluation matrices and recommendations;
·  Facilities Management operations, including buildings, estates, communities, residential, commercial, retail, industrial and hospitality.  Mobilisation and supervision of service providers;
·  Facilities Management operational readiness and planning;
·  Facilities Management financial modelling, budgeting, service charge preparation and life cycle costing;
·  Property Management experience, in particular the management and supervision of tenant activities – fitting out, moving in and day to day occupational issues;
·  Design and technical document review and assessment;
·  Transition from construction to operations and FM mobilisation;
·  Facilities Management technology: Building Information Modelling, Artificial Intelligence, Machine Learning, Internet of Things, Building Management Systems and Computer Aided Facilities Management.
·  Client management and collaborating with a variety of stakeholders to deliver cross-functional advisory work.

Education & Qualifications

The ideal Candidate should hold the following education and qualification requirements:

·  Appropriate/relevant degree
·  Further professional qualifications, ideally in an FM related discipline
·  Professional accreditations and qualifications such as Chartered Engineer / MCIBSE / MRICS

Responsibilities:

JLL’s PAMS business in KSA is expanding rapidly.  The team will grow at all levels but the immediate need is to strengthen the middle levels of the team.

The role is to report directly to the head of PAMS KSA but will work closely with the JLL PAMS team both the central consulting team in Riyadh and the on-site deployed teams across KSA. There will be close liaison with the PAMS consulting team regionally and, in particular, in Dubai.  This will involve the implementation and delivery of Facilities and Property Management Consultancy assignments through close collaboration with the team and wider JLL organization.

Tasks will include but not be limited to the following:

·  Business Development (i.e. Preparing Proposals, Client Introductions, Pitch Meetings);
·  Client and stakeholder management;
·  Property and Facilities Management vision and strategy creation;
·  Operations & Services Cost Consultancy, benchmarking and financial modelling;
·  Facilities Management feasibility studies and due diligence assessment;
·  Facilities Management procurement strategy, documentation and management;
·  Property and Facilities Management design reviews;
·  Facilities Management operational readiness and planning;
·  Leading and managing the transition of assets from construction to full steady state operations;
·  Preparation of Property & Facilities Management policies, processes and procedures
·  Supporting on-site JLL Property & Facilities Management Staff and the wider organization.

Skills Required:

·  Fluent written and spoken English. Arabic language abilities would be a significant advantage
·  Proficient in the use of Microsoft Office suite and Adobe applications, hands on exposure to CAFM systems
·  Strong work ethic and the ability to take own initiative
·  Attention to detail and 100% client quality focused
·  Self-motivated and determined to succeed
·  Positive and can-do attitude – ability to multi task and work under pressure
·  Excellent communicator, including report writing and presentation delivery
·  Great team worker with the ability to lead and deputize when required
