ABOUT THE JOB
Assist Facility Manager tosuccessfully manage the Facility Department in LIVAT Centre Wuhan through planning, execution and developing phases to contribute on the centre yield goal and reach facility KPI by operational excellence.

YOUR ASSIGNMENT
Your tasks will include:
·  Assist Facility Manager to manage and develop the facility team’s competency to meet LIVAT Centre Wuhan’s management expectation, especially on the area of civil engineering, fit-out, ELV, plumbing and firefighting system.
·  Assist Facility Manager to establish technical operation and maintenance process, procedures and systems to align with ICC requirements. Set up routines to optimize preventive maintenance, predicative maintenance and corrective maintenance to achieve the best cost and quality balance.
·  Work with facility team to evaluate vendors for all necessary technical operation and maintenance.Execute resources plan (in-house/outsourcing) and secure the services as planned.
·  Support Facility Manager on tenant related operation support and fit out related tasks. Help tenants as needed per their request.
·  Assist Facility Manager to manage and supervise facility team. Demonstrate strong leadership to co-workers and teamwork spirit with peers.
·  Cooperate with Safety and Security function to create an injury and incident free working and shopping environment.
·  Support facility team to seek the optimized operation and maintenance through effective using of BMS etc. and well trained staff and vendors to save utilities and operation running and maintenance cost. Initiate energy saving/conservation programs.
·  Any tasks assigned by Facility Manager. YOUR PROFILE
Your knowledge, skills and experience include:

Mandatory for the position

·  Good oral and written English
·  Good knowledge of the shopping centre facility maintenance especially on ELV, plumbing and firefighting
·  Good knowledge of the civil engineering and fit-out
·  Experience in managing outsourcing contractors
·  Experience in energy saving and cost saving
·  To be acquired in the role

·  Good knowledge of the Property Business in general
·  Good knowledge and understanding of the IKEA Values and culture
·  Strong communication and interpersonal skills
·  Strong leadership and people management skills
·  StrongBMSknowledge
·  Experience of setting and implementing action plans, setting budgets, provide clear direction and following up goals
·  Expertise in establishing proper technical documents and maintenance SOP
·  Education

·  Bachelor Degree in Engineering or related subject
·  Capabilities/Skills

·  Good communication and negotiation skills
·  Good planning and execution capability
·  Good leadership and people management skills, customer focused
·  Strong analytical and problem solving skills
·  Business minded, striving for concluding the deal
·  Specific organisational requirements

·  8+ years of solid facility management experience or project experience in commercial estate.
·  3+ years in supervisor or manager position, working for client side is preferred. Experience in shopping centre is preferred. GROWING TOGETHER
