Job description

§ 协助对所有资产功能的维护管理，确保符合地方规定和凯悦国际的营运标准。

§ Assists with the management of the overall maintenance function of the property, ensuring compliance with local regulations & Hyatt International standards of operation.

§ 依据生产厂商的规格说明，对所有的设备及其他财产在建立，执行和审核方面协助制定一套全面 的预防性维修程序。

§ Assists in developing, implementing, and auditing a comprehensive Preventive Maintenance Programme for all equipment and other assets in accordance with manufacturers' specifications.

§ 建立一套良好有序并有计划的客房服务程序。

§ Establishes a regular well planned Guestroom Servicing Programme.

§ 直接指挥维护保养工作并确保主机房持续不断、良好且有效的运作。

§ Directs maintenance activities to ensure the “Primary Plant” provides continuous and consistent utilities required for operations.

§ 建立一套有效的燃料控制、查证和储存系统，确保所有燃料提前运抵。

§ Establishes an efficient system for the control, verification, storage and utilisation of all fuel deliveries to the premises.

§ 依据工作量，工作的重要性, 协调性地准备每周的工作安排表。

§ Prepares weekly work schedules in accordance with workload and priorities in coordination.

§ 每个星期检查整个工程部负责区域，确保设备的正常功能、清洁状况并高于房务部标准。

§ Performs routine inspection of engineering areas at least weekly and maintains proper functioning of equipment, cleanliness and high housekeeping standards.

§ 协调，可能的话并且监管外来合同商的特殊项目和人员。

§ Coordinates and may supervise special projects, overseeing the employment of outside contractors.

§ 确保所有要求的维护保养工作准时完成，尤其关注与顾客密切相关的工作。

§ Checks timely completion of maintenance requests paying particular attention to guest related jobs.

§ 协助总监回顾新的产品计划，讨论设备需要及其修改，建立一套良好的工程仓库管理系统并且严格控制材料及库存消耗。

§ Reviews new product plans and discusses equipment needs and modifications with Director of Engineering. Establishes a well-organised Engineering store and keeps close control on consumption of material and inventory.

§ 订购备用零件和使用品，以确保应对紧急维修有充足的零部件库存。

§ Orders spare parts while maintaining par stock for emergency requirements.

§ 清楚，扼要的申购备用零件和使用品。

§ Purchases parts and consumables; initiates clear and concise purchase requests of such items.

§ 密切控制监督所有消耗，确保酒店所有部门能源的合理利用。

§ Controls, monitors closely all utility consumption; ensures optimum energy usage by all departments of hotel.

§ 监控所有设备效能，进一步汇报给总监，并推荐一些节能的方法以减少消耗。

§ Observes energy efficiency of all equipment; forwards to the Director of Engineering recommendations of energy efficient equipment and advises any wastage.

§ 保存所有运行设备的操作手册和备用零件的清单。

§ Maintains a comprehensive library of manuals and spare parts list of all operational equipment.

§ 亲自监控所有危险的工作，确保所有的雇员严格执行安全操作程序。

§ Personally supervises all hazardous work and ensures all safety regulations are being strictly observed by all associates.

§ 一旦发现与设备及安装有关的安全反常现象，报告工程部总监。

§ Reports any abnormal conditions noticed at any time in line with safety related equipment or installation to Director of Engineering.
