Job description

We are thrilled to share this unique opportunity for an ambitious individual to join our Europe, Middle East & Africa (EMEA) Real Estate & Asset Management (REAM) team. This team is responsible for all of Hilton’s global real estate and asset management activities. This includes portfolio management activities for about 50 leased and joint-venture interests in hotels in Europe, the Middle East, Africa and Asia. The mandate of the group is to enhance the long-term value of the existing portfolio through strategical capital investments, opportunistic contract restructurings, and improvement of bottom-line performance.

The Sr Analyst is a key member of the department and comprises involvement in strategic planning and reporting of capital investments (Capex), asset management activities as well as underwriting of hotel real estate transactions.

The Opportunity

As the EMEA Real Estate & Asset Management Sr Analyst, you will be an integral part of the team responsible for all hotel real estate activities of Hilton. You will focus on supporting the process of evaluating long-term asset enhancement opportunities and maximizing long-term value of Hilton’s international real estate investments. This involves strategic planning and reporting on capital investment programmes (Capex), identifying and evaluating return on investment opportunities as well as underwriting and modelling activities on various real estate transactions.

Some of the more specific responsibilities you will be taking on are detailed as follows.

Analytical Activities

·  Analyse and underwrite ROI capex projects which includes investigating assumptions, populating return on investment models, and writing memos as necessary.
·  Provide analytical support on Real Estate transactions and deals which includes modelling of deal scenarios, performance projections and return on investment analysis.
·  Support Asset Managers in conducting rent reviews with landlords and assist on lease negotiations and deals/transactions.

Reporting Activities - Hotel Capex Programs

·  Capex reporting, monitoring, and presenting for approval to senior leadership.
·  Oversee creation of monthly Project Expenditure Reports (PER) and incorporate stakeholder input through extensive discussions with Hilton internal teams (Operations, Architecture & Design, Accounting/Finance).
·  Track capex forecast accuracy, highlighting major project variances and deviations as part of the PER process and REAM ‘s capex oversight role, and present findings to leadership teams. 

Portfolio Performance Activities

·  Produce monthly updates on portfolio performance, including property-level snapshots and benchmark comparisons, and deliver insights and KPI metrics to Asset Managers.
·  Support operational asset management initiatives by focusing on driving and monitoring EBITDA performance of the portfolio and providing analytical and evaluative support for the strategic assessment of hotel performance.

Other Tasks

·  Support in writing Investment Committee memos for major deals and return on investment projects.
·  Assist in developing strategic annual CAPEX plans, consolidating and analysing capital expenditure requests from hotels, participating in CAPEX budget reviews with operations, and preparing budgets for strategic review by Hilton’s Executive Committee.
·  Liaise with REAM’s internal stakeholders, including Tax, Finance, Architecture & Design, Feasibility, and Legal teams, on various topics related to corporate finance, underwriting, and investment analysis.

 

What are we looking for?

·  As with any job, we do have certain criteria that you will need to meet in order to be considered for this amazing opportunity. These are detailed as follows.
·  Must have completed a bachelor’s or master’s degree from a hotel administration or business school; a graduate degree in business administration, finance or real estate related fields is preferred.
·  Prior internships or full-time work experience within hotel consulting, valuations, investments, asset management, or similar.
·  Completed coursework in finance, economics, or related fields.
·  Highly developed analytical, financial and communication, and coordination skills are critical to the role.
·  Must be fluent in English (speaking, reading and writing).
·  An additional European language would be useful, although not essential.
·  You should be able to demonstrate a genuine interest in hospitality as well as general knowledge of hospitality finance and experience in analysing hotel metrics and reports (P&L statements, STR, etc.) would be preferred.
·  Highly personable, able to demonstrate excellent communication skills and organisation.
·  Must demonstrate strong data analysis, modelling and interpretation skills.
·  Advanced user of MS Excel.
