Engie have a exciting opportunity for a Property Management Surveyor, to be based at various locations to be discussed. This is a permanent, full-time role working 37.5 hours per week. On offer is a competitive industry salary and high-quality benefits package .

General Overview:

The successful candidate will support the Head of Property in the effective Landlord and Tenant and strategic management of the ENGIE leasehold and freehold property portfolio. To take responsibility for the lease/licences of the operational sites (circa 50-60) for the ENGIE Regeneration sector within UK and Ireland. The property portfolio within the UK and Ireland consists of offices, depots, power stations and land., and reporting directly into the Head of Property.

To be accountable for:

· 
The operational sites for ENGIE Regeneration undertaking all site acquisitions, disposals and searches as needed.

· 
Work directly with the stakeholders in the business to deliver their sector needs

· 
Negotiate and complete acquisitions and disposals of leases, licences and agreements with external landlords

· 
Liaise with solicitors and specialist surveyors and consultants to manage properties on time and budget

· 
Deliver costs savings and rationalisation across the ENGIE Regeneration portfolio

· 
Manage Business Rates across the ENGIE Regeneration portfolio to ensure cost control

· 
Manage the ENGIE Regeneration Property portfolio database

· 
Work with Finance to ensure correct payments are made and ceased accordingly
To support the Group Head of Property across the whole of the ENGIE portfolio with the following:

· 
Effective property portfolio management (break options, lease renewals, lease expiries)

· 
To support the business units with property expertise

· 
Liaison with landlords (current portfolio of 100+ properties of multiple purposes)

· 
Lead lease exit strategy including dilapidations

· 
Acquisition of properties on leases/licences for business units

· 
Management and consolidation of the property portfolio

· 
Advising the business units as to the various responsibilities, obligations and covenants in accordance with leases.

· 
Updating property management system

· 
Preparing and updating occupancy costs of regional offices

· 
Scrutinising service charge costs

· 
Managing business rates via third party

· 
Financial planning – budgeting and forecasting property related costs

· 
Providing and updating relevant information to insurers

· 
Guiding on office fit out

· 
Responsibility for reorganisations within offices

· 
 50 + Regen small operational sites and 10-12 regional offices to manage ensuring business needs are met and costs controlled

Qualifications:

·  Degree level in Real Estate
·  RICS (General Practice) qualified or equivalent relevant experience
·  In-house Corporate Real Estate experience. Experience:

·  Experience in commercial property leases negotiation and asset management with demonstrable knowledge
·  Must be familiar with property legislation and current practice
·  Possession of a broad range of appropriate skills e.g. Microsoft Office applications at an intermediary level
·  Knowledge of various areas of commercial property needed to include Landlord and Tenant, Estate Management, Development, dilapidations, rating, planning and fit outs.
·  Management of internal relationships and external consultants to deliver on time and budget
·  Reacting professionally and quickly to company property needs within tight timetables
·  Experience of contributing property advice as part of a broader team to deliver company needs Knowledge and Skills:
