JOB TITLE: PROPERTY ADVISOR

PAY RATE: 17.29

35 HOURS PER WEEK

LOCATION: EALING

DRIVING LICENCE REQUIRED FOR THE ROLE

PURPOSE OF ROLE:

·  To work with the Void Surveyors and Allocations Officers to prepare void properties for letting and to lead on tenant viewings in the lettings process, whilst ensuring that the Council meets its statutory requirements.

·  To ensure that property and tenancy records are kept up to date and regularly monitored.

·  To ensure that residents' needs are identified.

·  To liaise with contractors, suppliers, consultants and key stakeholders involved in the void management.

·  To meet and surpass the targets identified as key performance indicators.

·  To ensure the Council meets its statutory requirements with specific regard to building and Health and safety regulations.

KEY ACCOUNTABILITIES

·  To understand, apply and explain housing's policies, procedures and guidelines to tenants

and to keep up to date with Tenancy and Housing Benefit procedures.

·  To work with Void Surveyors, Allocations Officers, Housing Officers and the Finance/Rents team to ensure that the void procedures are managed effectively.

·  To liaise closely with the Allocations, Tenancy Management, Home Ownership and

Housing Repairs Customer Centre teams to ensure effective channels of communication

are maintained.

·  To update OHMS, in real time; using mobile technology, where appropriate.

·  To carry out administrative duties in a timely manner.

·  To manage the Council's void work in accordance with housing policies, procedures and guidelines.

� In liaison with the Voids and Disrepair Manager and Void Surveyor's, implement, draft

and disseminate procedures, which are good practice in void management to ensure the service provided is of the highest standard.

� To empower tenants to enable them to sustain their tenancy.

� To provide language support, where necessary.

·  To provide administrative support to the Void Surveyors, to ensure that all works

are correctly specified and ordered and that amendments correctly recorded and

processed.

·  To ensure prompt and accurate updating of progress schedules.

·  To arrange and undertake accompanied viewings and sign ups, within timescales and

targets.

·  To liaise with relevant agencies for vulnerable/elderly tenants, e.g. wardens, social workers, relatives, guarantors, etc.

·  To manage the key control system.

·  To explain the minimum lettable standard to tenants.

·  To complete core return forms.

� To liaise with statutory and voluntary agencies e.g. Day Centres, Age Concern, Turning

Point, Social Services, Carers, Wardens, etc., regarding the needs of each client.

� To assist with producing property layouts for LOCATA .

� To check accuracy of property details on database on the notification of a potential void.

·  To attend inter-departmental meeting and contract meetings to review void

properties and re-letting issues.

·  To sign up tenants using the Council's procedure.

� To ensure that the void properties, in blocks which are schedule for demolition are

secured.

� To use properties which may become void in the block that are schedule for demolish in

12-24 months for non-secure tenancies.

� To attend the handover meetings with contractors.

� To initiate and assist in the development of an effective administrative system and

maintain up to date records on all aspects of voids in the Regeneration Area.

� To identify properties which are to be sold to leaseholders and notify central rents of

properties which have been sold.

·  Undertake all duties with due regard to Health & Safety legislation.
